Working With Cash Home Buyers CA as a Lender
This page is for private money lenders, hard money lenders, and note holders who want to work with Cash Home Buyers CA. We buy houses as-is, usually from owners dealing with inherited property, repairs they cannot afford, tenant problems, or a deadline.
Those purchases need fast, reliable capital, and the owners we meet are sometimes the same borrowers that lenders are trying to resolve. That overlap is where a lending partnership makes sense for both sides.
Below is how we work with lenders, what a typical arrangement looks like, what we look for in a partner, and the questions lenders ask us most. If you would rather talk it through, call (424) 435-2326 or email info@cashhomebuyersca.com.
Who We Work With
- Individual private lenders. People who want to lend their own capital or self-directed retirement funds against real estate, one property at a time, with the loan secured by a recorded deed of trust.
- Hard money and private lending companies. Lenders who fund acquisition and rehab loans for investors and want reliable borrowers and well-documented deals.
- Note holders and servicers. Owners of performing or non-performing mortgage notes, and the servicers who manage them, who have borrowers in distress or properties that came back to them after a foreclosure.
- Mortgage and loss-mitigation professionals. People who regularly speak with homeowners who cannot keep their home and need a respectful exit that pays the loan off.
Three Ways a Lender Partnership Can Work
1. Funding our purchases
When we buy a house directly, we often use short-term private capital to close quickly and cover repairs. A lender funds a loan tied to one specific property, secured by a deed of trust recorded against that property, and is repaid through escrow when the property is sold or refinanced.
Terms are agreed in writing before any money moves: loan amount, interest rate, points if any, term, payment schedule, extension options, and what happens in a default.
Funds go through a neutral title and escrow company, not to us directly, and the lender receives a lender’s title policy and is named on the property insurance.
Each loan we discuss is attached to a property you can look at, with the purchase contract, valuation, repair scope, and exit plan in front of you before you decide.
2. Helping borrowers who want out
Lenders and note holders regularly have borrowers who are behind, who have stopped responding, or who have simply decided they cannot keep the house. A foreclosure is slow and expensive for everyone, and it is hard on the homeowner. In many of those cases the borrower would rather sell, pay the loan off, and keep whatever equity remains.
If you have a borrower who is open to that, you can refer them to us or let them know we exist. We contact the homeowner only with their permission, explain their options in plain language, and make a cash offer they are free to turn down.
If they accept, the loan is paid off through escrow at closing. When the debt is larger than the home’s value, we can work with the homeowner and the lender on a short payoff request, so the lender has a real offer to evaluate instead of a guess.
We never pressure a homeowner, and we do not pretend to represent the lender. If a loan modification or a repayment plan with you is the better path for the borrower, we will tell them that.
3. Properties and notes a lender wants to exit
Lenders and note holders sometimes end up owning a house after a trustee sale, or holding a note they no longer want to service. We review real-estate-owned (REO) properties and certain notes case by case.
For a property, we will look at it as-is and make a cash offer, and we either buy directly or bring a vetted cash buyer.
For a note, we will tell you quickly whether it fits what we can do, and if it does not, we will say so rather than waste your time.
What a Typical Loan to Us Looks Like
Every deal is different, and the numbers are always set by agreement between the lender and us for that property. That said, the conversation usually covers the same points:
- Position. First-position deed of trust recorded on the property being purchased.
- Loan amount. Sized against the purchase price and repair budget, with an equity cushion based on a value both sides can support with comparable sales.
- Term. Short, typically measured in months, matched to the plan for the property.
- Pricing. An interest rate and any points, stated in the note. We do not promise returns beyond what the loan documents say.
- Payments. Monthly interest payments or interest paid at payoff, whichever the lender prefers and the deal supports.
- Protection. Lender’s title insurance, hazard insurance naming the lender, and documents prepared for a California deed of trust.
- Payoff. Through escrow at resale or refinance, followed by a recorded reconveyance.
How the Process Works
- Introduce yourself. Fill out the short lender form on this page or call us. Tell us what you lend on, the areas you prefer, the loan sizes you are comfortable with, and how quickly you can fund.
- Talk through fit. We will have a short call about your criteria and how we work, so neither side wastes time on deals that do not match.
- Review a specific deal. When a property fits, we send a deal package: address, purchase contract, photos, comparable sales, repair scope and budget, and the exit plan. You are welcome to visit the property or order your own valuation.
- Agree on terms in writing. A term sheet comes first, then the note and deed of trust, prepared by your attorney or document provider.
- Fund through escrow. Funds go to the neutral title and escrow company handling the purchase. The deed of trust records when the purchase closes.
- Stay informed. During the hold you get updates on repairs, listing or resale progress, and any change to the timeline.
- Get paid off. The loan is paid through escrow when the property sells or is refinanced, and the deed of trust is reconveyed.
What We Look For in a Lending Partner
- Capital that is actually available on a short timeline, since many sellers we work with need to close quickly.
- Clear, written lending criteria, so we only bring you deals you can fund.
- Comfort with older and as-is properties, including homes with deferred maintenance, inherited homes, and houses with tenants.
- A preference for straightforward documents and communication over complicated structures.
- For hard money lenders and note holders: a shared view that distressed borrowers should be treated with respect and given real choices.
What Lenders Should Check Before Funding Any Deal
Whether you lend with us or anyone else, the same basics protect your capital. We would rather work with lenders who check these things than with lenders who do not:
- Value. Look at recent comparable sales yourself rather than relying on any single estimate, and know what the property is worth as-is, not only after repairs.
- Title. Review the preliminary title report for liens, judgments, probate or trust issues, and anything that could delay a sale.
- Exit. Ask how the loan will be repaid and what happens if the property takes longer to sell than planned.
- Insurance and condition. Confirm coverage on a vacant or under-repair property, and understand the repair scope.
- Documents. California usury rules can apply to some private loans depending on how they are made and arranged, so have the loan documents prepared by someone who handles private real estate lending in California.
- Default process. In California, a deed of trust is usually enforced through nonjudicial foreclosure: a notice of default, a waiting period of roughly 90 days, then a notice of sale that must be posted and recorded at least 20 days before the trustee sale. Know that timeline before you lend.
How We Treat Homeowners You Refer to Us
A referral from a lender or servicer is an act of trust, and the homeowner on the other end is often stressed and embarrassed. Here is how we handle it:
- We reach out only after the homeowner has agreed to hear from us.
- We explain every option we know of, including staying in the home through a workout with their lender, listing with an agent, or selling to us.
- Our offers are in writing, with no obligation and no pressure to sign on the spot.
- We tell the homeowner whether we will buy directly or bring a vetted cash buyer.
- We keep the lender informed of the sale timeline once the homeowner agrees, so a payoff demand can be ordered on time.
Where We Work

Lender FAQ
Is each loan tied to a specific property?
Yes. Each loan we discuss is tied to one property, documented with its own note and deed of trust, and repaid from that property’s sale or refinance.
Who holds the money before closing?
A neutral title and escrow company. Lender funds go into escrow for the specific purchase and are disbursed at closing when the deed of trust records.
Can I lend from a self-directed IRA?
Many private lenders do. Your IRA custodian will have its own rules for funding and titling the loan, so check with them first and allow time for their paperwork.
What kinds of properties will you ask me to fund?
Mostly single-family homes and small residential properties bought as-is, often older homes that need work. We will tell you the condition up front and share photos and the repair scope.
What happens if a property takes longer to sell than planned?
That is what the term and extension provisions in the loan documents are for. We discuss realistic timelines before funding and keep you updated if anything changes.
I am a hard money lender with a borrower in default. How do I refer them?
Call or email us with the property area and a contact path that the borrower has agreed to. We will reach out respectfully, explain their options, and keep you informed if they decide to sell.
Do you buy notes or REO properties?
We review both case by case. Send us the details and we will give you a straight answer on whether it fits.
How quickly can we get started?
Fill out the form on this page or call. After a short conversation about your criteria, you will hear from us when a deal that fits comes up.
